Desertcreat is located approximately three kilometres south of Cookstown on the banks of the Ballinderry River.
The village has considerable character based around two rows of 19th Century dwellings at Lindesayville Terrace and Desertcreat Church, all of which are listed buildings, and associated mature trees. A limited range of community facilities is available.
The capacity of the sewage treatment works at Tullywiggan, which serves the village, is an overriding constraint on growth and planning permission for new development will not normally be granted unless a satisfactory means of sewage disposal can be effected.
Local demand for housing within the village is likely to be low. New development will normally be restricted to single dwelling units of an appropriate design, although a modest terrace of houses reflecting the character of Lindesayville Terrace may also be acceptable.
A Local Landscape Policy Area is designated along the banks of the Ballinderry River and in the grounds of Drumraw House in order to protect archaeological and nature conservation interests and the wooded surroundings of Desertcreat Church, the Church Hall and Drumraw House. Development in this area will normally be restricted to the appropriate extension of existing buildings and minor works.
An Area of Townscape Character is designated at Lindesayville Terrace. The design of development proposals in this area should be in keeping with the original characteristics of the area in terms of scale, form, materials and points of detail. The characteristic built form displayed in this area can also help inform developers in preparing development proposals elsewhere in the village to reinforce local identity.
North of the village, important views are identified over a weir on the Ballinderry River towards Rock Lodge, a listed building. This area makes a significant contribution to the setting of the village and merits special consideration. Development that would impact significantly on these views will not normally be permitted.
A 3.28 hectare site to the southwest of the village will be developed over the plan period as Community Woodland providing picnic facilities and walks. This in turn will link with existing woodlands along the Killymoon River to provide a circular country walkway
