Churchtown is located four kilometres north of Cookstown.
The village has developed in a dispersed linear manner along Churchtown Road and Clagan Road. Two clusters of development at Turnaface Road and Muff Road provide some nucleation. The village provides a range of locally significant services and community facilities.
Local demand for housing within the village is likely to be moderate. Single dwelling units of an appropriate design will normally be permitted on suitable sites within the settlement limit provided the proposal does not prejudice the comprehensive development of adjacent land. Comprehensive development will normally be permitted provided the scale, layout and detailed design of the development are compatible with the scale and character of the settlement. Accordingly, residential developments in excess of ten units will not normally be permitted.
A Local Landscape Policy Area is designated along Clagan Road around St Michael's Church, a listed building, in order to protect its immediate surroundings, which include mature trees. Development in this area will normally be restricted to the appropriate extension of existing buildings and minor works.
An Area of Townscape Character is designated in the centre of the village. The design of development proposals in this area should be in keeping with the original characteristics of the area in terms of scale, form, materials and points of detail. The characteristic built form displayed in this area can also help inform developers in preparing development proposals elsewhere in the village to reinforce local identity.
Slieve Gallion is a dominant feature in the landscape north of the settlement. An important view of the mountain is identified north of Clagan Road. Development which would significantly impact upon views from this vantage point will not normally be permitted.
St Michael's Church occupies a prominent location within the settlement and is visible from extensive vantage points towards the south. Accordingly, it is identified as a local landmark. Development that would significantly impact on views of the Church will not normally be permitted.
