Cookstown Area Plan 2010
Ballylifford is located approximately thirteen kilometres east of Cookstown.
The village has developed in linear form along Ballinderry Bridge Road. Modern detached dwellings are scattered along both sides of the road, between the two focal points of the village located at St John's Church and at St Patrick's Church and Ballylifford Primary School. Some local facilities and services are available.
Local demand for housing within the village is likely to be moderate. Single dwelling units of an appropriate design will normally be permitted on suitable sites within the settlement limit provided the proposal does not prejudice the comprehensive development of adjacent land. Comprehensive development will normally be permitted, provided the scale, layout and detailed design of the development are compatible with the scale and character of the settlement. Accordingly, residential developments in excess of ten units will not normally be permitted.
A Local Landscape Policy Area is designated at Fairview Villa in order to protect the woodland setting, which in association with the landform, acts as a visual stop to the village. Development in this area will normally be restricted to the appropriate extension of existing buildings and minor works.
St John's Church, a listed building, is a distinguishing feature viewed from many vantage points in and around the village and is identified as a local landmark. Development that would impact significantly on views of this landmark will not normally be permitted.
