Proposal NS 31 5.04 Hectares at Donaghadee Road, (1) north and (2) south
Key Design Consideration:
  • the site is traversed by the Mid Ards trunk main and no building will be permitted within 10 metres of this pipe.
This site was zoned in the North Down and Ards Area Plan and has been developed in part.
Proposal NS 32 2.97 Hectares south of Belfast Road and east of Milecross Road
Key Design Considerations:
  • access to be taken via the approved service road junction into Kiltonga Industrial Estate;
  • all new development shall provide a high quality of layout and design;
  • buildings should exhibit variety in their elevational treatment and heights;
  • an appropriately designed grade separated junction will require to be constructed at the junction of Milecross Road and A20 Kempe Stones Road dual carriageway;
  • the width and alignment of the Milecross Road will require upgrading and junction improvements will be required between the Belfast Road and Milecross Road;
  • a landscaping scheme to show retention of existing vegetation and an 8-10 metre deep belt of indigenous trees and hedgerow species along the outer boundaries of the site; and
  • upgrading of the existing foul sewerage infrastructure may be required, dependent on the type of industrial development.
Proposal NS 33 Existing Industrial Sites
The following areas of existing industrial lands are identified in accordance with Policy IND 1 in Volume 1 of the Plan and as indicated on Map No. 2/002a, Newtownards Settlement Map.
  • Comber Road Industrial Estate
  • Kiltonga Industrial Estate
  • Bridgedale Factory, Donaghadee Road
  • Jubilee Road Industrial Estate
