Ards Borough: Comber Settlement

|A Settlement Limit is designated in accordance with Policy SETT 1 in Volume 1 of the Plan and as indicated on Map No. 2/003a, Comber Settlement Map.|
The designated Settlement Limit is drawn to provide development opportunities in line with its role as a local hub while protecting its natural setting and to ensure a compact urban form.
Comber’s ability to absorb significant urban grown is constrained by a number of environmental factors, To the north of the town lies the Enler River which is subject to periodic flooding, to the south east is Strangford Lough and the Comber Estuary.
The town is also surrounded by high quality agricultural land. Opportunities for development are limited by the need to maintain open countryside between the town and Newtownards and its drumlin type setting.
