Key Site Requirements - Development shall be within the range of 15 to 25 dwellings per hectare.
- The development of this site may require additional lands to provide an access to Main Street
- Any development proposal shall identify all trees worthy of retention and ensure that no activity, works or storage takes place within the limit of the crown spread of the trees, or a distance of half the height of the trees, whichever is the greater.
- A 10 metre wide buffer shall be left free from any development between the Moss-side River and any building.
- Development shall not be more than 2 storeys in height to be in character with the area.

- The access to this site shall be via the adjacent development at Mill Farm.
