Housing Zoning BEH 14 47 Quay Road (0.15 ha.)

Key Site Requirements: - Development shall be within the range of 40 to 60 dwellings per hectare.
- Sympathetic refurbishment of the building and archway on the Quay Road frontage will be required.
- Any proposal to demolish buildings on this site will be subject to Policy BH14 of PPS 6 Planning, Archaeology and the Built Heritage.
- Development shall comply with the Conservation Area design guidance.
- Development shall be not more than three storeys in height.
- Any development shall provide for retention of all significant historical features within the site.
- Access shall be from Quay Road.

Key Site Requirements: - Development shall be within the range of 8 to 12 dwellings per hectare.
- Development shall not be greater than two storeys in height.
- Access shall be from Mill Street.
- No part of any dwelling shall be less than 8 metres from the front or rear site boundaries to ensure existing and proposed dwellings have satisfactory amenity and privacy.

Key Site Requirements: - Development shall be within the range of 40 to 60 dwellings per hectare.
- Development shall be two storeys in height and the design shall be consistent with adjoining buildings.
- The access shall be from Sheskburn Avenue.
- Pedestrian linkages shall be provided to the footpath adjacent to the Tow River close to the southern boundary of the site.
- Detailed consultation will be required with Rivers Agency regarding the relationship of any development on this site with the adjoining River Tow.
- A generous buffer zone of at least 15 metres shall be retained free from all development alongside the Tow River to protect its character.
- Any development proposal shall identify all trees worthy of retention and ensure that no activity, works or storage takes place within the limit of the crown spread of the trees, or a distance of half the height of the trees, whichever is the greater.

Key Site Requirements: - Development shall be within the range of 15 to 25 dwellings per hectare.
- Development shall not be more than two storeys in height.
- The preferred access to the site shall be from Leyland Heights.
- Improvement works shall be required to the neighbouring watercourse.
- The existing hawthorn hedges shall be retained throughout the site.
- An area of open space of at least 0.21 hectares shall be developed on the upper slopes.
- A generous buffer zone of at least 12 metres shall be retained free from all development between the watercourse and any buildings.
