Banbridge / Newry and Mourne Area Plan 2015
District Proposals: Burren (Page 1 of 2)
|
Burren is a small village situated 2 kilometres north of Warrenpoint. There is only a few hundred yards separating the two settlements.
Burren has an upland setting on the lower slopes of the Mournes. The settlement is over a mile long, stretching from low-lying ground at Upper Dromore Road to very high ground at Ballydesland Road to the northeast. The distinctive landscape settings of the Narrow Water Estate and Milltown ponds to the south and west and the lower slopes of Slievacarnane Mountain to the north and east contain the settlement. The are also a number of archaeological sites and monuments on land surrounding the settlement, some of which have been identified as raths.
Development appears to have been originally in two separate settlements, with Milltown in close proximity to Warrenpoint and Burren situated on the higher ground further to the north. However, a build-up of dwellings between the two has effectively created a continuous settlement. A number of private housing developments have been built over the current plan period, along with some single dwellings. Most of the housing is privately owned, with the exception of a NIHE estate at Burren Hill Road. Within the current plan period most of the industrial land at Milltown has been developed.
Warrenpoint’s close proximity to the village provides it with a significant range of facilities and employment opportunities. The village itself also acts as a local service centre with a wide range of facilities including St. Colman’s RC Church, Milltown Gospel Hall, Burren Heritage Centre, a shop, a pub/restaurant and a bed and breakfast. A replacement primary school is proposed on a site adjacent to the existing Carrick Primary School.
| Designation BU 01 Settlement Development Limit |
|---|
| A settlement development limit is designated as identified on Map No. 3/10 – Burren. |
The settlement development limit is designated to take account of land with extant planning permission for housing and sites that have not yet been approved but which are at a stage in the planning application process where there is a reasonable expectation that planning approval will be granted. The settlement development limit also takes account of the role of the settlement whilst protecting its natural setting. In this regard the previous development limit is amended to exclude the important landscapes to the periphery of the settlement, in order to protect the rural setting of the settlement. The limit provides opportunities for quality development while preserving the distinction between Burren and Warrenpoint.
