Designation BN 01 Settlement Development Limit
A settlement development limit is designated as identified on Map No. 3/23 – Barnmeen.

The settlement development limit has been designated to take account of land with extant planning permission for housing and sites that have not yet been approved but are at a stage in the planning application process where there is reasonable expectation that approval will be granted. The settlement development limit has been drawn to take account of the role of the settlement while protecting its extremely attractive natural surroundings. Three nodes have been identified for Barnmeen. The eastern node comprises Ivy Bridge Cottages and the site of a former factory, which is now the focus for new residential development. The more northerly of the two western nodes comprises St. Colman’s Church, primary school and community centre while the southern node encompasses St. Patrick’s Villas and a farmgroup. These two westerly nodes provide limited infill/redevelopment opportunities. There are extensive playing fields further to the west.

Local Landscape Policy Area (LLPA)

The following area is designated as a LLPA. Policy for the control of development within LLPAs is contained in Policy CVN 4 in Volume 1 of the Plan.

A LLPA is designated as identified on Map No. 3/23 - Barnmeen.
Those features and areas that contribute to the environmental quality, integrity or character of these areas are listed as the following:
  • Views and settings of locally significant building St. Colman’s Church (RC) with parochial house adjacent including the physical and visual linkages between these buildings;
  • A standing stone at Long Stone Hill with associated views and setting provides an archaeological interest;
  • A stream corridor, including associated mature vegetation provides a local wildlife habitat and nature conservation interest;
  • The adjoining hills, roadside trees and small copse serve as a backdrop to the settlement.
