Housing Zonings

The following sites, including committed sites, are zoned for housing. Policy for the control of development on zoned sites is contained in Policy SMT 2 in Volume 1 of the Plan. Zoned land will be developed in accordance with all prevailing regional planning policy and with any relevant Plan Policies and Proposals, including where specified, key site requirements.
The Plan does not stipulate key site requirements for committed sites because future development will be subject to the conditions attached to the planning permission. However, in the event that such permission may lapse, Planning Service may alter existing conditions or attach new conditions to any subsequent approval to take account of prevailing regional planning policy and the Plan proposals.
Zoning KN 02 Housing (Committed) Marybrook, Kinallen Road
3.86 hectares of land at Marybrook to the east of Kinallen Road are zoned for housing as identified on Map No. 2/06 - Kinallen.
Key Site Requirement:
  • The development layout shall include an area of amenity open space to the front of Marybrook to ensure that views of the listed building are maintained.
The site has outline planning permission for housing development.
Zoning KN 03 Housing (Committed) 45 Kinallen Road
0.49 hectares of land at 45 Kinallen Road are zoned for housing as identified on Map No. 2/06 - Kinallen.
Key Site Requirement:
  • a minimum of 7 dwellings shall be provided for social housing.
The site has full planning permission for 17 dwellings.
Zoning KN 04 Housing (Committed) 59 Kinallen Road
0.93 hectares of land at 59 Kinallen Road are zoned for housing as identified on Map No. 2/06 - Kinallen.
The site has outline planning permission for housing development. An application for planning permission has been submitted for an alternative scheme on this site.
Zoning KN 05 Housing (Committed) Whitethorn Brae
1.17 hectares of land at Whitethorn Brae are zoned for housing as identified on Map No. 2/06 - Kinallen.
This site is part of a larger partially completed development. It comprises that part of the development that remained undeveloped at the plan base date. The site has full planning permission for 46 dwellings.
Zoning KN 06 Housing Skeagh Road
1.40 hectares of land at Whitethorn Brae are zoned for housing as identified on Map No. 2/06 - Kinallen.
An application for full planning permission has been submitted for housing development on this site.
Zoning KN 07 Housing 161 Banbridge Road
0.40 hectares of land at 161 Banbridge Road are zoned for housing as identified on Map No. 2/06 - Kinallen.
An application for full planning permission has been submitted for housing development on this site.

Designation KN 08 Local Landscape Policy Area The Manse, Tullinisky Road
A LLPA is designated as identified on Map No. 2/06 - Kinallen
Those features or combination of features that contribute to the environmental quality, integrity or character of this area are listed below:
  • The Manse on Tullinisky Road and its associated grounds, planting, setting, associated views and vegetation, form an attractive entrance feature to the settlement from the west.
Designation KN 09 Local Landscape Policy Area Marybrook Farm
A LLPA is designated as identified on Map No. 2/06 - Kinallen.
Those features or combination of features that contribute to the environmental quality, integrity or character of this area are listed below:
  • Marybrook Farm and its associated grounds and planting. The visual aspect as well as the setting and views are an important landmark feature
