The Plan makes provision for 417 dwellings in Gilford over the Plan period. This will include dwellings built since 31 December 1998, the yield arising from existing commitments and the estimated yield delivered by the housing zonings and windfall. Further details are contained in the Population and Housing Technical Supplement. A total of approximately 18 hectares of land is zoned for housing under Allocation HSG 1 in Volume 1 of the Plan. Housing zonings are identified on Map No. 2/04a - Gilford.
Sites have been selected to allow for the efficient use of land within the urban footprint, to provide choice in the housing market and to include existing commitments. Other factors influencing site selection include accessibility to the town centre and to public transport and the aim to minimise detrimental impact upon the environment.

Social Housing

The Housing Needs Assessment has identified a social housing need of 21 dwellings for Gilford. Zoned housing site GD 03 has been identified to meet this social housing need in Gilford.

Housing Zonings

The following sites, including committed sites, are zoned for housing. Policy for the control of development on zoned sites is contained in Policy SMT 2 in Volume 1 of the Plan. Zoned land will be developed in accordance with all prevailing regional planning policy and with any relevant Plan Policies and Proposals, including where specified, key site requirements.
The Plan does not stipulate key site requirements for committed sites because future development will be subject to the conditions attached to the planning permission. However, in the event that such permission may lapse, Planning Service may alter existing conditions or attach new conditions to any subsequent approval to take account of prevailing regional planning policy and the Plan proposals.
Zoning GD 02 Housing (Committed) North and East of Castle Meadows
5.77 hectares of land to the north and east of Castle Meadows are zoned for housing as identified on Map No. 2/04a - Gilford.
The site has outline planning permission for not more than 48 dwellings.
Zoning GD 03 Housing Hunters Hill Road (West)
2.53 hectares of land to the east of Hunters Hill Road are zoned for housing as identified on Map No. 2/04a - Gilford.
Key Site Requirement:
  • A minimum of 21 dwellings shall be provided for social housing.

Zoning GD 04 Housing Hunters Hill Road (East)
3.88 hectares of land to the west of Hunters Hill Road are zoned for housing as identified on Map No. 2/04a - Gilford.

Zoning GD 05 Housing Chestnut Brae
1.49 hectares of land to the west of Chestnut Brae, to the north of Pineview Heights are zoned for housing as identified on Map No. 2/04a - Gilford.
An application for full planning permission has been submitted for housing development on this site.
Zoning GD 06 Housing Primrose Hill
1.39 hectares of land at Primrose Hill, to the north of Pineview Court and Pineview Heights are zoned for housing as identified on Map No. 2/04a - Gilford.
Key Site Requirement:
  • Housing development shall be a minimum gross density of 15 dwellings per hectare and a maximum gross density of 25 dwellings per hectare.
This site would continue a partially completed development. Full planning permission for a development road has been granted on this site.
Zoning GD 07 Housing Castle Hill (rear of Dunbarton House)
2.74 hectares of land at Castle Hill, to the rear of Dunbarton House are zoned for housing as identified on Map No. 2/04a - Gilford.
