Zoning DE 33 Development Opportunity Site Rear of 28-36 Market Square
A 0.16 hectare site at the rear of Nos. 28-36 Market Square is zoned as a Development Opportunity Site as identified on Map No. 2/03b -Dromore Town Centre.
Key Site Requirements:
  • Development proposals shall have river-facing elements of at least two storeys;
  • Access shall be via Development Opportunity Site DE 32;
  • A landscaped walkway/cycleway shall be provided alongside the river and linked to the proposed new bridge associated with DE 32;
  • Development proposals shall include pedestrian access to Market Square;
  • Development shall not be permitted below the estimated Q100 flood level.

This site is made up of various yards and under-utilised buildings to the rear of Market Square frontage properties and is located adjacent to the River Lagan. It would be desirable for the site to be developed in conjunction with site DE 32. The development of this riverside site should complement any new buildings and environmental improvements on the opposite bank of the river.
Contribution may be required to assist the developer of site DE 32 in provision of a foot and cycle bridge across the river to Meeting Street Car Park.
Developers should note that public sewers pass through the site.
Zoning DE 34 Development Opportunity Site Bridge Street/Meeting Street
A 0.12 hectare site at Bridge Street / Meeting Street is zoned as a Development Opportunity Site as identified on Map No. 2/03b - Dromore Town Centre.
Key Site Requirements:
  • Development proposals shall provide a built frontage of at least two storeys along both Bridge Street and Meeting Street;
  • Development proposals shall have river-facing elements of at least two storeys;
  • Access shall be from Meeting Street;
  • A landscaped walkway/cycleway shall be provided alongside the river;
  • Development shall not be permitted below the estimated Q100 flood level.
This site, currently in use as a car sales yard, is located adjacent to the River Lagan. The site presents an opportunity to enhance the streetscape by providing a building to articulate the corner at the junction of Bridge Street and Meeting Street.
Developers should note that public sewers pass through the site.
Zoning DE 35 Development Opportunity Site 17-21 Meeting Street and land to rear
A 0.23 hectare site at Meeting Street is zoned as a Development Opportunity Site as identified on Map No. 2/03b - Dromore Town Centre.
Key Site Requirements:
  • Development proposals shall provide a built frontage of at least two storeys at the rear of the footway in Meeting Street;
  • Development proposals shall have river-facing elements of at least two storeys;
  • Access shall be from Meeting Street;
  • Development proposals shall incorporate a degree of incurtilage parking;
  • A landscaped walkway/cycleway shall be provided alongside the river and linked to the proposed new bridge associated with DE 32;
  • Development shall not be permitted below the estimated Q100 flood level.
