Zoning BE 25 Housing Dromore Street
|
0.91 hectares of land at Dromore Street are zoned for housing as identified on Map No. 2/02a - Banbridge. Key Site Requirements: - A minimum of 10 dwellings shall be provided for social housing;
- Housing development shall be a minimum gross density of 30 dwellings per hectare;
- The development layout shall ensure that dwellings do not back onto Dromore Street;
- Access shall be from Dromore Street and a right turn lane shall be provided at the entrance to the site.

Zoning BE 26 Housing Old Newry Road/Foxleigh Fields
|
2.07 hectares of land at Old Newry Road, south west of The Lodge, are zoned for housing as identified on Map No. 2/02a - Banbridge. Key Site Requirements: - Housing development shall be a minimum gross density of 10 dwellings per hectare;
- The development layout shall ensure that dwellings do not back onto Old Newry Road;
- Access shall be from Old Newry Road or Foxleigh Fields;
- Road widening and footpath link improvements to agreed standards shall be required across the site frontage;
- All existing trees, shrubs and hedgerows within the site and on the boundaries shall be retained, unless the Department determines that such vegetation is not of a quality to merit retention or is required to be removed to facilitate a safe means of access to the site.

Zoning BE 27 Housing Gowanvale Drive/Hillhead Park
|
0.50 hectares of land at Gowanvale Drive/Hillhead Park are zoned for housing as identified on Map No. 2/02a - Banbridge. Key Site Requirements: - A minimum of 16 dwellings shall be provided for social housing;
- Housing development shall be a minimum gross density of 30 dwellings per hectare.

Zoning BE 28 Housing Old Newry Road/Fort Street
|
4.57 hectares of land at Old Newry Road, between Cline Road and Thornwood, are zoned for housing as identified on Map No. 2/02a - Banbridge. Key Site Requirements: - Housing development shall be a minimum gross density of 25 dwellings per hectare;
- Access to the site shall be from Old Newry Road via the distributor road described in Plan Proposal BE 57 (Newry Road to Ballygowan Road Link).The developer shall provide the distributor road to the north-west boundary of the site;
- Development areas within the site shall be accessed from that distributor road. The developer is advised to contact Roads Service at an early stage;
- All existing trees, shrubs and hedgerows within the site and on the boundaries shall be retained, unless the Department determines that such vegetation is not of a quality to merit retention or is required to be removed to facilitate a safe means of access to the site;
- A 10 metre wide landscaped area of amenity open space shall be provided along the stream corridor running through the site;
- The development layout shall ensure that dwellings do not back onto either Old Newry Road or the proposed distributor road;
- The development layout shall ensure that dwellings do not back onto the proposed open space along the stream corridor

In addition to the access points detailed under key site requirements it would be desirable to provide pedestrian/cycle access from Thornwood, Thorndale, Hillhead Park and Highfield Gardens. These links would provide for a dense network of paths thereby enhancing accessibility in this part of Banbridge.

Zoning BE 29 Housing Newry Road
|
8.83 hectares of land at Newry Road are zoned for housing as identified on Map No. 2/02a - Banbridge. Key Site Requirements: - A minimum of 32 dwellings shall be provided for social housing;
- Housing development shall be a minimum gross density of 20 dwellings per hectare and a maximum gross density of 30 dwellings per hectare;
- The main vehicular access shall be from Newry Road. A right turn lane shall be required and alterations to existing traffic management features and a cycle lane will be required;
- Any protective barrier or guard rail required between the A1 and the development shall be provided by the developer;
- Pedestrian/cycle accesses shall be provided from Edenvale Avenue and Rugby Avenue;
- The development layout shall ensure that dwellings do not back onto Newry Road;
- All existing trees, shrubs and hedgerows within the site and on the boundaries shall be retained, unless the Department determines that such vegetation is not of a quality to merit retention or is required to be removed to facilitate a safe means of access to the site.

Zoning BE 30 Housing Eden Vale
|
3.56 hectares of land at Eden Vale are zoned for housing as identified on Map No. 2/02a - Banbridge. Key Site Requirements: - A minimum of 12 units shall be provided for social housing;
- Housing development shall be a minimum gross density of 20 dwellings per hectare and a maximum gross density of 30 dwellings per hectare;
- The main vehicular access to the site shall be from Summer Hill;
- Pedestrian/cycle access shall be provided through the site from Arderys Lane to Summer Hill;
- All existing trees, shrubs and hedgerows within the site and on the boundaries shall be retained, unless the Department determines that such vegetation is not of a quality to merit retention or is required to be removed to facilitate a safe means of access to the site.

This site presents an excellent opportunity to provide a pedestrian/cycle link from Rathfriland Road to Newry Road (via Summer Hill and Arderys Lane). Such a link will remove a deficiency in the existing pedestrian/cycle network and therefore enhance accessibility in this part of Banbridge. In addition to the access points detailed under key site requirements it would be desirable to provide pedestrian/cycle access from Maryville Park to provide a shorter route to the town centre.

Supported Housing
The Housing Needs Assessment has identified a supported housing need of 37 units. A site is committed and zoned as detailed below. It is envisaged that the remaining need will be met through the development control process.

Part of this site has full planning permission for a 12 Bed Residential Care Unit and 12 supported dwellings. The remainder of the site has outline planning permission for supported housing.
