The following sites BE 23 – BE 24 are zoned as Development Opportunity Sites as identified on Map No. 3f - Ballyclare Town Centre.
Policy for the control of development on Development Opportunity Sites is contained in SETT 5 in Part 3, Volume 1 of the Plan. Development proposals will also be assessed in accordance with the urban design criteria in Policy BE 26.
The sites may also be the subject of other Plan designations, as identified in the amplification text for individual sites, and development proposals will be assessed in accordance with the relevant Plan Proposals associated with those designations.
Zoning BE 23 Development Opportunity Site Land at 20-24 Main Street and between Main Street and Six Mile Water Leisure Centre
2.48 hectares of land are zoned as a Development Opportunity Site as identified on Map No. 3f – Ballyclare Town Centre.
Key Site Requirements: -
  • A flood risk assessment of the Six Mile Water floodplain, 20m to the east of the site, shall be carried out and submitted to the Department to inform proposals for the development of this site ;
  • Access arrangements shall be agreed with Roads Service, DRD; and
  • A Transport Assessment (TA), agreed with Roads Service, DRD, shall be required to identify any necessary improvements to the road network/ public transport/transportation facilities in the area.
This site comprises vacant backland, surface level carparking and commercial premises. The southeastern portion of the site is situated within the Ballyclare Area of Archaeological Potential and a portion within Ballyclare Area of Townscape Character.
Detailed consultation with Rivers Agency, DARD will be required.
Zoning BE 24 Development Opportunity Site McClelland Auction Mart and properties at 16-20 North End, 2-6 Ballyeaston Road and 2 Rashee Road
3.07 hectares of land are zoned as a Development Opportunity Site as identified on Map No. 3f – Ballyclare Town Centre.
Key Site Requirements: -
  • Access arrangements shall be agreed with Roads Service, DRD; and
  • A Transport Assessment (TA), agreed with Roads Service, DRD, shall be required to identify any necessary improvements to the road network/public transport/transportation facilities in the area.
This site comprises a group of single storey structures and two buildings pertaining to the market. A portion of this site, along the southwestern boundary, is situated within the Ballyclare Area of Archaeological Potential and Ballyclare Area of Townscape Character.
Planning permission has been approved for the construction of a retail store within this site.
