Proposal BH 13 5.21 Hectares of land between the Belfast Road and the Proposed Ballynahinch Bypass
Development of the site will only be permitted in accordance with an agreed scheme to provide the necessary public infrastructure, including any roads required to serve these and other lands.
Key Design Considerations:
  • the provision of an access road from the Belfast Road to acceptable standards to provide access to this site .
  • access arrangements and layout of development to ensure that houses front onto existing and proposed public access roads;
  • the road will provide facilities for pedestrians and measures for cyclists will be incorporated into the design of the road;
  • a minimum gross site density of 20 dwellings per hectare and a maximum gross site density of 25 dwellings per hectare;
  • the boundary of the site adjacent to the proposed bypass to be landscaped with a 8-10 metre belt of trees of native species to provide screening for the development and help integrate it into the surrounding countryside;
  • positive management arrangements to protect and maintain open space, landscaping and features of the natural and built heritage on the site; and
  • interim sewage disposal measures may be necessary until such time as the required upgrade to the Waste Water Treatment Works for Ballynahinch is complete and fully operational.
Proposal BH 14 14.48 Hectares of land south of Moss Road and east of Proposed Ballynahinch Bypass
Development of the site will only be permitted in accordance with an agreed scheme to provide the necessary public infrastructure, including any roads required to serve these and other lands.
Key Design Considerations:
  • a minimum gross site density of 20 dwellings per hectare and a maximum gross site density of 25 dwellings per hectare;
  • phasing of housing development in relation to infrastructure works;
  • all steeply sloping and elevated lands, the extent of which to be determined at the time of the planning application, shall be reserved in the development scheme for amenity open space and recreation, and shall be kept free from all types of development;
  • single storey housing development on the highest parts of the site, particularly adjacent to Drumhill Avenue, sited and designed so as not to break the skyline;
  • access arrangements and dwelling layout to be designed to ensure houses front onto existing and proposed access roads;
  • all or a portion of the site to be accessed off Drumhill Avenue subject to any necessary road improvements and a right turning lane to be provided; and access to any remaining part of the site to be off Ballylone Road.
  • the boundary of the site adjacent to the proposed Bypass to be landscaped with a 8-10 metre belt of trees of native species to provide screening for the development and help integrate it into the surrounding countryside;
  • positive management arrangements to protect and maintain open space, landscaping and features of the natural and built heritage on the site;
  • provision of an additional substantial planted buffer using native species along the northern, southern and western boundaries of the site to ensure development integrates with adjacent higher landscapes; and
  • interim sewage disposal measures may be necessary until such time as the required upgrade to the Waste Water Treatment Works for Ballynahinch is complete and fully operational.
Proposal BH 15 1.6 Hectares of land north west of Moss Road
Key Design Considerations:
  • Moss Road to be upgraded to 5.5m width to Belfast Road junction;
  • a footway 2m wide to be provided to link from frontage of site to that existing on north side of Moss Road adjacent to Belfast Road junction;
  • a minimum gross site density of 20 dwellings per hectare and a maximum gross site density of 25 dwellings per hectare;
  • the boundaries of the site to be landscaped with a 8-10 metres belt of native species to provide screening for the development and help integrate it into the surrounding countryside; and
  • interim sewage disposal measures may be necessary until such time as the required upgrade to the Waste Water Treatment Works for Ballynahinch is complete and fully operational.
Proposal BH 16 1.0 Hectare of land at Grove Road
Key Design Considerations:
  • a minimum gross site density of 20 dwellings per hectare and a maximum gross site density of 25 dwellings per hectare;
  • access arrangements and dwelling layout to be designed to ensure houses front onto existing and proposed access roads;
  • access to be gained from Grove Road with pedestrian footpath linkage to The Grove;
  • a footway 2m wide to be provided to link from site access along north side of Grove Road to junction with Dromore Road; and
  • interim sewage disposal measures may be necessary until such time as the required upgrade to the Waste Water Treatment Works for Ballynahinch is complete and fully operational
