Proposal BH 08 Other Housing Sites
Lands identified for housing include approved housing sites developed since the commencement of the preparation of the Plan, or now in the process of being developed:
(1) 3.06 Hectares to the rear of Belfast Road off Crossgar Road
(2) 1.45 Hectares at Windmill Drive, Windmill View
(3) 0.51 Hectares at The Drumlins
(4) 0.69 Hectares off Clanwilliams Court
(5) 0.89 Hectares off Church View
Proposal BH 09 2.31 Hectares at Riverside Road
Key Design Considerations:
  • the development of this site to be restricted to that part of the site which lies above the 100-year flood level;
  • two undesignated open watercourses also affect the site. Marginal flooding could occur from these watercourses during periods of adverse weather conditions. The developer would be advised to obtain advice from competent, suitably qualified persons to assist them in determining appropriate site and finished floor levels; and
  • interim sewage disposal measures may be necessary until such time as the required upgrade to the Waste Water Treatment Works for Ballynahinch is complete and fully operational.
It should be noted that a watercourse to the south-west of the site is likely to traverse the site in culvert. However, the route of this culverted watercourse is unknown. Part of this site has been granted full planning permission.
Proposal BH 10 2.11 Hectares on western side of the Belfast Road
Key Design Considerations:
  • a minimum gross site density of 20 dwellings per hectare and a maximum gross site density of 25;
  • provision of a substantial planted buffer using native species along the northern, southern and western boundaries of the site;
  • access arrangements and layout of development to ensure that houses front onto the Belfast Road and future internal access roads;
  • provision of a suitable means of access onto Belfast Road, to the satisfaction of DRD Roads Service; and
  • interim sewage disposal measures may be necessary until such time as the required upgrade to the Waste Water Treatment Works for Ballynahinch is complete and fully operational.
Developers should be advised to give special consideration to finished floor levels as the site is subject to extensive ponding and waterlogging.
