Greyabbey derives its name from the Abbey erected by the Cistercian community founded there in 1193. Today it is an attractive village situated on the Strangford Lough shore of the Ards Peninsula on the A20. It is approximately 26 kilometres from Belfast, and 11 kilometres south east from Newtownards.
The village functions as a minor service centre for the surrounding rural hinterland. It also has a role in meeting the needs of day-trippers. It provides a range of retail shops including grocery shops, newsagents, chemist, off-licence, public houses, café/hot food bars, post office, a craft shop and antique shops.
The village is adjacent to the historic abbey buildings, which lie to the north east of the settlement, a monument in state care and the Rosemount estate. These features provide an important and distinctive landscape setting for the village. In addition, surrounding trees provide a significant backdrop particularly along the south-east boundary of the village.
Proposal GY 01 Settlement Limit
A Settlement Limit is designated in accordance with Policy SETT 1 in Volume 1 of the Plan and as indicated on Map No. 2/011a, Greyabbey Settlement Map.
The designated Settlement Limit is drawn to protect important views of Strangford Lough, its shoreline and islands, and to consolidate the settlement form.
The limit excludes prominent lands to the east of Church Street, which are important to the setting of the village. The band of trees along the western boundary of this area also provides a natural stop line. The demesne lands, including woodland, heritage features and listed buildings, particularly the abbey, form a distinctive landscape and historic setting to Greyabbey and have been excluded. The limit excludes undulating lands behind Main Street and on the Newtownards Road to protect the  setting of the village and to avoid a visual intrusion into the landscape.
Proposal GY 02 Housing Policy Area
The following Housing Policy Area is designated in accordance with Policy SETT 2 in Volume 1 of the Plan and as indicated on Map No. 2/011a, Greyabbey Settlement Map. Development of the lands will be subject to the following Key Design Considerations:
HPA 1 Vacant site at 25-31 Main Street
  • the submission of a well designed scheme, which will be in keeping with the neighbouring development and general appearance of the streetscape and comply with the terms of the designated Area of Townscape Character under Proposal GY 04.
Planning applications within the Housing Policy Area will also be processed in accordance with the requirements of all prevailing planning policy.
Proposal GY 03 Local Landscape Policy Areas
The following Local Landscape Policy Areas are designated in accordance with Policy CON 2 in Volume 1 of the Plan and as indicated on Map No. 2/011a, Greyabbey Settlement Map, Map No. 2/011b and the relevant Ards Countryside Map
