Proposal NS 06 0.51 Hectares at Old Shore Road
Key Design Considerations:
  • housing development to be a minimum gross site density of 30 dwellings per hectare;
  • Old Shore Road to be widened to 5.5 metres;
  • a footway along the site frontage to connect into the existing footway network.
Proposal NS 07 1.06 Hectares at Aldergrange
Key Design Considerations:
  • this site forms part of an existing housing area and site density and layout of any future development scheme on this site should reflect adjacent development;
  • there shall be a band of planting of native species along north eastern and north western boundaries of the site in order that any housing development will not detract from the setting of Kiltonga Wildlife Refuge and the Kiltonga LLPA; and
  • a dog proof fence to be erected between the site and the Kiltonga Wildlife Refuge.
Proposal NS 08 1.37 Hectares at Kiltonga
Key Design Considerations:
  • housing development to be a maximum gross site density of 20 dwellings per hectare because of the access arrangements through the adjacent medium density housing on Belfast Road and because of its location within the Kiltonga LLPA and proximity to the Kiltonga Wildlife Refuge;
  • access shall be via the Braeside housing development on the Belfast Road;
  • a full survey of existing vegetation within the site and provision made in a landscaping scheme for:
    • the retention of trees where possible;
    • a band of not less than 8 metres of the existing landscaping and vegetation will remain undisturbed, around the edge of the entire site, except to allow for access;
  • the positioning of housing in this area shall be such so as not to threaten the survival of these trees and vegetation;
  • a scheme for protecting the dwellings and their environs from noise from the nearby industrial development; and
  • a dog proof fence to be erected between the site and the Kiltonga Wildlife Refuge.
Proposal NS 09 1.1 Hectares at Judes Crescent
Key Design Consideration:
  • housing development to be a minimum gross site density of 30 dwellings per hectare.
Proposal NS 10 0.74 Hectares at Talbot Street
Key Design Considerations:
  • housing development to be a minimum gross site density of 30 dwellings per hectare; and
  • access arrangements and development layout to ensure that dwellings front on to Talbot Street.
Proposal NS 11 0.31 Hectares at Glenard Road
Key Design Considerations:
  • housing development to be a minimum gross site density of 30 dwellings per hectare; and
  • access arrangements and layout to ensure that dwellings front onto Glenard Road.
