Planning permission will be granted for a dwellings house which is required for the essential needs of an established commercial or industrial enterprise.
Established business enterprises, other than agriculture, which are located in the countryside may exceptionally require residential accommodation. The presence of a business in the countryside is not, of itself, sufficient justification for a new house. A site specific need must clearly be demonstrated which makes it essential for one of the firm's employees to live at the site of their work.
Where such a need is accepted, the house must be located beside or within the boundaries of the enterprise and be reasonably integrated with the buildings on the site. The normal planning and environmental considerations are as in policy HOU8.
Each approved house, associated with a business enterprise in a Green Belt or CPA, will be subject to a condition restricting occupation to an employee of the farm.
