The following sites are zoned for housing as identified on Map No. 81a - Magherafelt

      MT 03/01 Tobermore Road/Hospital Road (1.74 ha)

      MT 03/02 Desertmartin Road (0.92 ha)

      MT 03/03 Mullaghboy Hill Road (1.23 ha)

      MT 03/04 Mullaghboy Lane (0.42 ha)

      MT 03/05 Tobermore Road (0.86 ha)

      MT 03/06 Mullaghboy Lane (3.9 ha)

      MT 03/07 Moneymore Road (0.81 ha)

      MT 03/08 Queen’s Avenue (0.22 ha)

      MT 03/09 Piney Hill, off Ballyronan Road (0.67 ha)

Committed sites include sites with extant planning permission for housing and sites that have not yet been approved but which are at a stage in the planning application process where there is a reasonable expectation that planning approval will be granted. Only those sites with approval or potential for 10 dwellings or more have been zoned for housing.

The Plan does not stipulate key site requirements for these sites as future development will be subject to the conditions attached to the relevant planning permissions. In the event that such permissions lapse, Planning Service may alter existing conditions or attach new conditions to any subsequent approval to take account of prevailing regional planning policy and the Adopted Plan.

MT 03/01 Tobermore Road/Hospital Road (1.74 hectares)

There is a current application for outline planning permission for housing on this site.

MT 03/02 Desertmartin Road (0.92 hectares)

Outline planning permission was granted for this site in May 2003. There is a current reserved matters application for 18 dwelling units.

MT 03/03 Mullaghboy Hill Road (1.23 hectares)

Full planning permission for 13 dwellings on this site was granted in October 1998.

MT 03/04 Mullaghboy Lane (0.42 hectares)

Full planning permission was granted in February 2002 for 12 dwellings on this site. Two subsequent full approvals were issued in September 2002 and July 2003 for an additional 3 and 2 dwellings respectively resulting in a total of 17 units.

MT 03/05 Tobermore Road (0.86 hectares)

There is a current application for outline planning permission for 12 dwellings on this site.

MT 03/06 Mullaghboy Lane (3.9 hectares)

There is a current application for full planning permission for 69 dwellings on this site.

MT 03/07 Moneymore Road (0.81 hectare)

There is a current application for full planning permission for 16 dwellings on this site.

MT 03/08 Queen’s Avenue (0.22 hectare)

There is a current application for full planning permission for 10 dwellings on this site.

MT 03/09 Piney Hill, off Ballyronan Road (0.67 hectare)

There is a current application for full planning permission for 18 dwellings on this site.

MT 03/10 Mullaghboy Lane (1.78 hectares)

Full planning permission was granted for 28 dwellings on this site in March 1998. In August 2003 no dwellings had been built, but the road layout was under construction.

Zoning MT 04
Housing Land opposite 17-33a Ballyronan Road

 
0.81 Hectare of land opposite 17-33a Ballyronan Road is zoned for housing as identified on Map No. 81a - Magherafelt.

Key Site Requirements

Housing development to be a minimum gross site density of 22 dwellings per hectare.
  • The access is to be located at or close to the mid point of the site frontage onto Ballyronan Road.
     
  • The design layout for the development shall include dedicated provision for cyclists and pedestrians with links to Ballyronan Road.
     
  • Existing mature trees along the north-east and south-east boundaries are to be retained.
     
  • No dwellings are to back onto Ballyronan Road.

 

Zoning MT 05 
Housing Land to the south-east of Ballyronan Road

 
6.0 Hectares of land to the south-east of Killowen Drive, Ballyronan Road are zoned for housing as identified on Map No. 81a - Magherafelt.

Key Site Requirements
  • No development shall commence until a Concept Master Plan to facilitate the comprehensive development of the site has been submitted to and agreed with Planning Service.
     
  • Housing development to be a minimum gross site density of 22 dwellings per hectare.
     
  • The site can be accessed from Killowen Drive. Access to Aughrim Road via the existing housing development to the north of the site is also permissible for a maximum of 57 dwellings.
     
  • A right turning lane is required on Ballyronan Road into Killowen Drive and
    also Aughrim Road, if access is to be taken from the latter.
     
  • Direct access to the site will not be permitted from the proposed bypass.
     
  • The design layout for the development shall include dedicated provision for cyclists and pedestrians with links to Ballyronan Road and Aughrim Road.
     
  • Contemporaneous with the new development, an 8 to 10 metre planted
    landscape buffer consisting of indigenous trees and hedgerow species to
    be provided along the south-eastern boundary
    contiguous with the line of the proposed bypass. This is intended to provide screening for the
    development and to help mitigate the impact of traffic noise and pollution.
     
  • Provision of a 2 metre minimum planted buffer along the south-western boundary adjoining the petrol filling station to safeguard the amenity of the proposed dwellings.
     
  • Provision of a 2 metre minimum planted buffer along the north western boundary adjoining the industrial estate to safeguard the amenity of the proposed dwellings.
     
  • Existing trees and vegetation along the northwestern boundary to be retained.
     
  • The design layout for the development shall include dedicated provision for cyclists and pedestrians with links to Killyfaddy Road.
     
  • Existing trees and vegetation along site boundaries are to be retained
    except where removal is necessary to facilitate access to the development.

 

Zoning MT 06
Housing Land Park Lane, Killyfaddy

 
0.75 Hectare of land opposite Park Lane, Killyfaddy Road is zoned for housing as identified on Map No.81a - Magherafelt.

Key Site Requirements
  • Housing development to be a minimum gross site density of 15 dwellings per hectare.
     
  • The private lane along the northern boundary of the site to be incorporated into the access road serving the proposed housing.
     
  • The design layout for the development shall include dedicated provision for cyclists and pedestrians with links to Killyfaddy Road.
     
  • Existing trees and vegetation along site boundaries are to be retained except where removal is necessary to facilitate access to the development.

 

Zoning MT 07
Housing Land at Thornhill Park

 
0.83 Hectare of land at Thornhill Court is zoned for housing as identified on Map No. 81a - Magherafelt.

Key Site Requirements
  • The site shall be accessed from Coolshinney Road via the Thornhill housing development.
     
  • Housing development shall be limited to a maximum of 17 dwellings in order to comply with access requirements.
     
  • The design layout for the development shall include dedicated provision for cyclists and pedestrians with links to Moneymore Road and Thornhill Court.
     
  • Existing trees along the eastern boundary of the site with Moneymore Road are to be retained.
     
  • Residential layout to be designed to ensure that dwellings front onto
    Moneymore Road.
