MAGHERA
INDUSTRY

Maghera has a number of existing industrial sites including a 14 unit business park on Station Road, joinery works and bakery on Coleraine Road, joinery works and workshops on Glen Road, a food factory at Fair Hill, timber frames workshop and builders services on Craigadick Road and industrial units on Tobermore Road.

In line with its role as a service and employment centre, mainly serving the northern sector of the District, the Plan zones an additional 10.85 hectares of land for industry within the settlement development limit. All industrial zonings are identified on Map No. 82a - Maghera. These lands are in a variety of locations to allow for a range of industrial types and site choice.

Applications for planning permission will be determined in accordance with prevailing regional planning policy and the key site requirements of the Plan.

INDUSTRIAL ZONINGS

The following sites MA 10 – MA 12 are zoned for industry as identified on Map No. 82a - Maghera.

Industry Land at Glen Road

 

1.53 Hectares of land at Glen Road are zoned for industry as identified on Map No. 82a - Maghera.

Key Site Requirements

  • The site is to be used for light industrial use as defined in Use Class 4 of the Planning (Use Classes) Order (Northern Ireland) 1989 as amended and for no other type of industrial use.
     

  • Access shall be via the lane at the north-west corner of the site to C552 Glen Road.
     

  • The above lane will require widening to meet the necessary access standards. The developer shall consult with Roads Service prior to submission of a planning application.
     

  • Existing trees and vegetation along the north and east site boundaries are to be retained and supplemented with a 2 metre minimum planted buffer to safeguard the amenity of the adjacent dwellings.

Industry Land at Moneysharvan Road

 

4.15 Hectares of land at Moneysharvan Road are zoned for industry as identified on Map No. 82a - Maghera.

Key Site Requirements

  • The site is to be used for light industrial use as defined in Use Class 4 of the Planning (Use Classes) Order 1989 as amended and for no other type of industrial use.
     

  • The site shall be accessed from Moneysharvan Road, in proximity to the dwelling at number 151.
     

  • A right turn lane is required into the site from Moneysharvan Road. This must not compromise the existing substandard and the future full standard right turn lane into Crew Road from Moneysharvan Road.
     

  • Existing trees and vegetation along site boundaries shall be retained.
     

  • Contemporaneous with the new development, the western and northern boundaries of the site adjoining the open countryside shall be planted with an 8 to 10 metre belt of trees of native species to assist integration of industrial buildings with the Green Belt.
     

  • Provision of a 2 metre planted buffer along the boundaries with existing residential properties and along the southern boundary with the zoned housing site MA 03/04.

5.17 Hectares of land at Tobermore Road/Craigadick Road are zoned for industry as identified on Map No. 82a - Maghera.

Key Site Requirements

  • The site can be accessed from Tobermore Road and/or Craigadick Road.
     

  • If access is taken from Tobermore Road, a right turn lane must be provided which does not compromise existing access to Maghera High School.
     

  • If access is taken from Craigadick Road, road widening is required to provide a carriageway width of at least 6 metres.
     

  • Existing trees and vegetation along the southwest boundary of the site shall be retained.
     

  • Contemporaneous with the new development, the existing trees and vegetation on the south-west boundary shall be supplemented by an 8 to 10 metre belt of trees of native species. This is intended to provide screening for the development from the A6 and to assist integration of industrial buildings with the Green Belt.
     

  • Provision of a 2 metre planted buffer along the north-east boundary to afford protection to the amenity of the adjacent dwellings.
