Ardboe Ardboe is located approximately twelve kilometres east of Cookstown Although the village is dominated by modern, roadside development, some indepth development has taken place adjacent to the crossroads formed by Mullanahoe Road and Kilmascally Road. In addition, there is a wide range of services and other facilities including industrial units located near or on the abandoned airfield at Kinrush. The capacity of the sewage treatment works is an overriding constraint on growth and planning permission for new development will not normally be granted unless a satisfactory means of sewage disposal can be effected. Local demand for housing within the village is likely to be high. Single dwelling units of an appropriate design will normally be permitted on suitable sites within the settlement limit, provided the proposal does not prejudice the comprehensive development of adjacent land. Comprehensive development will normally be permitted provided the scale, layout and detailed design of the development are compatible with the scale and character of the settlement. Accordingly, residential developments in excess of thirty units will not normally be permitted. An area within the settlement limit at the Ardboe Business Park is designated for industrial or mixed business use appropriate to the scale of the settlement. Residential development will not be permitted in this area. Views of Lough Neagh which make a significant contribution to the amenity of the area should be protected. An important viewpoint of the Lough is identified north northeast of The Diamond. Development that would impact significantly on this view will not normally be permitted.
