SETTLEMENT PROPOSALS
VILLAGES

 
 
Moneyreagh
 
 

Moneyreagh has largely developed along Church Road, between the Moneyreagh – Belfast Road and the Hillsborough Road. It is situated approximately 4km east of Carryduff Town Centre and 18km south east of Belfast City Centre.

This is a small crossroads settlement that has largely evolved since the nineteenth century. It was originally focused on the late eighteenth century church buildings, later joined by nineteenth century schoolhouses, and has seen considerable residential development through the twentieth century.

The Settlement Development Limit is designated to promote a compact settlement form and takes account of land committed for development. It follows the existing built form of Moneyreagh along the Church Rd, between the Hillsborough and Belfast roads, while providing further residential expansion opportunities to the east along the Hillsborough Rd and to the north-west between Keel Park and the Belfast Rd.

The Settlement Development Limit for Moneyreagh is designated to prevent further development extending along the Hillsborough Road, along Tower Lane and north of the Belfast Road to Lisleen Road South excluding prominent land to the north. The existing playing field east of Moneyreagh Primary School, Glenview Industrial Estate along Towers Lane, the local convenience shop at the Hillsborough Road-Belfast Road crossroads and a Gospel Hall along Lisleen Road South are excluded from the Settlement Development Limit.

Housing

The following sites MH 02- MH 03 are designated as Housing Land Use Policy Areas as identified on Map No. 4a Moneyreagh.

Committed housing site (MH02) was the subject of a current planning application at 31 March 2003 which were sufficiently advanced to be considered as a commitment and which has a potential yield of 10 or more dwellings. Details of all sites including those with a potential yield of less than 10 dwellings are contained in the Population and Housing Technical Supplement.

The Plan stipulates Key Site Requirements for those sites over 0.5 hectares. Development of sites under 0.5 hectares will be subject to regional planning policy.

Where planning permission has been granted development will be subject to planning conditions attached to the permission. In the event that such permission lapses or a further application is submitted development will be in accordance with Key Site Requirements where stipulated.

The following Housing sites (MH 03/01 – MH03/03) of 0.1 hectares and above are designated as Housing Land Use Policy Areas. Details of all sites are contained in the Population and Housing Technical Supplement. The Plan stipulates Key Site Requirements for those sites over 0.5 hectares. Development of sites under 0.5 hectares will be subject to regional planning policy.

Access to existing sewers adjacent to the site may only be through private property and discharge from any new development to these sewers may be limited.

A foul sewage pumping station may be required to serve this site.

Detailed consultation with Water Service, DRD will be required, as Water Service apparatus is located within and adjacent to the site.

A storm sewage pumping station may be required to serve this site.

Part of this site may be within the Cordon Sanitaire for the Moneyreagh WWTW.

Discharge from any development to the existing sewers may be limited.
