Areas of
Townscape Character
The following Areas of Townscape Character (ATCs) CS 15 - CS 16 are designated
in Carrickfergus, as identified on Map No. 3a - Carrickfergus and on
clarification Map Nos. 3i - Belfast Road and 3j – Larne Road.
Policy for the control of development within ATCs is contained in with Policy UE
3 in Part 3, Volume 1 of the Plan.
Designation CS 15 Area of
Townscape Character
Belfast Road

An
Area of Townscape Character is designated at Belfast Road as
identified on Map No. 3a - Carrickfergus and clarification Map No.
3i- Belfast Road Area of Townscape Character.
Key features of the area which will be taken into account when
assessing development proposals are as follows: -
- Late eighteenth century listed
buildings at No. 2 Belfast Road (Rocklands House) and No. 24
Belfast Road;
- The late Victorian and
Edwardian properties, which are located within narrow plots, on
the northern side of Belfast Road;
- The seashore-detached villas,
which are located within large wooded grounds and are set back
from the road, with long driveways and several gate lodges;
- The smaller houses on the
southern side of the Belfast Road built in late nineteenth
century and early twentieth century, set above the level of the
road with mature, sloping gardens;
- The mid nineteenth terrace of
coastguard cottages located between Rocklands House and the
1930s Model School; and
- Legg Park, along the southern
side of Belfast Road comprising significant mature tree
coverage.
All proposals will be assessed
against key design criteria 2B, 2C, 3A, 3C as contained in Policy UE
3 in Part 3, Volume 1 of the Plan (See Carrickfergus District
Proposals Appendix 2).

The Windmill Hill district
of the former West Division of Carrickfergus was part of the seventeenth
century apportioning of lands around the Town. Residential development
on the seaward side of Belfast Road began in the late eighteenth century
and took the form of villas set in large estates with views over Belfast
Lough. Prior to the recent development of the Maritime Area the
shoreline was located behind these properties and came close to the
Belfast Road.

An Area of Townscape Character is
designated at Larne Road as identified on Map No. 3a - Carrickfergus
and clarification Map No. 3j – Larne Road Area of Townscape
Character.
Key features of the area which will be taken into account when
assessing development proposals are as follows: -
- The fifteen gothic styled, two
storey 1920s / 1930s terraced dwellings situated in an open and
well landscaped setting. These properties are orientated towards
the sea, glimpses of which are visible between the houses;
- The six detached, elaborately
detailed, late Victorian dwellings at No's. 36-46 Larne Road set
within a mature landscape and exhibiting canted bays and roofs
hipped back to the gables and externally faced in render; and
- The nine late Victorian and
early twentieth century two and three storeys semi-detached and
detached houses, set close to the seaward side of the road.
All proposals will be assessed
against key design criteria 2A, 2B, 2C, 3A as contained in Policy UE
3 in Part 3, Volume 1 of the Plan (See Carrickfergus District
Proposals Appendix 2). |
This is an area of medium
to large, mainly late Victorian dwellings, whose design and quality has
been noticeably influenced by the adjacent 1868 Charles Sheils
Institution, which is listed.
The character of the area is based on its elaborately detailed Victorian
buildings set in a mature landscape of mature trees and is in stark
contrast with the largely vernacular 18th century character of the Town
Centre.
