Sprucefield Regional Shopping Centre
 

The Department designates and defines Sprucefield Regional Shopping Centre in accordance with Policy R4 in Part 3, Volume 1 of the Plan and as indicated on Map No. 2/001 - Lisburn City.  Future proposals for development as shown on Map No. 2/003 for Sprucefield Regional Shopping Centre shall be required to incorporate the following requirements.

Key Site Requirements:

  •        Development of the site shall only be permitted in accordance with an overall comprehensive masterplan for the site to be agreed with the Department.
     

  •        Build heights shall minimise visual impact on the local landscape.
     

  •        A Retail Impact Assessment may be required in conjunction with
           any proposed retail scheme(s).
     

  •        A Traffic Assessment (TA), agreed with Roads Service, DRD, shall be required to identify any necessary improvements to the road network/public transport/transportation facilities in the area.
     

  •        An Environmental Impact Statement(s) may be required subject
           to consideration of Schedule 1 and Schedule 2 of the Planning
           (Environmental Impact Assessment) Regulations (NI) 1999.

In order to control the expansion of the Sprucefield Regional Centre, the extent of the Centre is defined in the Plan, with boundaries provided by the M1 motorway to the north, the A1-M1 link to the west, a section of the Ravernet River to the east and field boundaries to the south. This boundary has been drawn to incorporate existing and approved floorspace.

Policy for the control of development within Sprucefield Regional Shopping Centre is contained in Policy R 4 in Part 3, Volume 1 of the Plan.
